In this vlog, you’re coming with me for a real Vancouver real estate day, with showings, movement, and the kind of quick advice that’s easiest to absorb in the moment. We’re also talking studio living, because in Vancouver, a studio can be a smart step if you buy it the right way. ☕️

Studio living is not “small,” it’s strategic

A studio done well can feel calm, functional, and genuinely spacious. The key is choosing a layout that gives you zones. You want clear separation between sleep, lounge, and work, even if it’s subtle. The best studios have a natural “corner” for a bed, a wall that actually works for a sofa, and a kitchen that doesn’t take over the whole room.

Layout and light come first

In a studio, you don’t have extra rooms to hide mistakes, so the basics matter more. I’m always looking at how the space flows on a normal weekday, where the natural light hits, and whether the windows and outlook make it feel open or boxed in. If it feels bright and breathable, it will live better and resell better. ☀️

Storage is the make or break detail

Studios can absolutely work, but only if you’re realistic about storage. I look for proper closets, smart entry space, and whether the building offers storage lockers. Then we think about furniture that earns its keep: pieces that tuck away, lift up, or double duty without feeling like you live in a puzzle.

The building matters as much as the unit

With studio living, the building lifestyle matters. Elevators, noise, amenities you’ll actually use, pet policies, and strata rules can make a huge difference in how happy you are long term. And when it’s time to sell, a well run building helps keep buyer confidence strong.

What this means for you

If you’re considering studio living, the goal is not to “settle.” It’s to buy something that supports your routine now and still holds value later. My job is to protect your best interests, which means choosing the right layout, the right building, and the right plan so your next step feels smart, not cramped.

If you’re thinking studio in Vancouver, message me your budget and the areas you like, and I’ll send you a short list of what I’d prioritize so you can shop with confidence. 📩😊
