There are a number of hidden costs that can quickly add up — often between 1.5% to 4% (or more) on top of the price tag. If you’re not prepared, these expenses can throw off your budget and create unnecessary stress, especially on closing day.

The Biggest Hidden Costs When Buying a Home in BC


🏠 Home Inspection

One of the very first costs you’ll face — and it comes before you even know if you’re buying the property. A basic home inspection in Metro Vancouver runs $600–$1,200, and specialized inspections (for mold, asbestos, drainage, etc.) can push it higher.


📑 Legal & Notary Fees

Whether you use a lawyer or a notary, expect to pay $1,200–$2,000+. This covers document review, title transfer, mortgage registration, and ensuring your purchase is legally sound.


💼 Closing Costs

This “catch-all” category includes title insurance, land title registration fees, courier charges, and administrative costs. These fees vary but can add up quickly, especially in hot markets like Vancouver.
