Understanding Agency Relationships When Working with a REALTOR in British Columbia

When you work with a REALTOR in British Columbia, it’s essential to understand how an agency relationship works and what it means for you as a client. An agency relationship defines who your REALTOR represents and the legal duties they owe to you.

If you enter into a client relationship by signing a representation agreement, your REALTOR is legally obligated to act in your best interests. This includes loyalty, confidentiality, full disclosure of relevant information, avoiding conflicts of interest, and ensuring proper handling of all documents and funds.


For those who choose not to be represented, you’ll be considered an unrepresented party. In this case, the REALTOR on the other side must still treat you honestly, but cannot provide advice on pricing, negotiation strategies, or contract terms.


It’s also important to know that in BC, limited dual agency—where one REALTOR represents both the buyer and seller—is generally prohibited except in rare, remote situations.


Throughout your real estate journey, you’ll encounter important documents such as:


  • Disclosure of Representation in Trading Services (DORTS): Explains who your REALTOR represents.

  • Privacy Notice and Consent Form: Grants permission to use your personal information for real estate purposes.
