If you’re buying an older home in Vancouver or North Vancouver, there’s one sneaky issue that can get missed: an old heating oil tank, sometimes buried in the yard. Even if the house has switched to gas or electric, that tank may still be there, and if it’s leaking, it can mean soil contamination and big cleanup costs.


Here’s what you need to know. When I’m helping clients buy, this is part of the “Real Estate what to look out for when buying a home” checklist, especially with classic Vancouver housing stock. A good Vancouver Realtor will flag it early so you can get clarity before you commit.

Quick signs a tank might be there

  • The home is older (often pre-1960s)

  • There’s an old fill pipe or vent outside
